1 What the subscription is
1.1 The subscription is a fee for services. It is not a fee for the right to bid. Bidding is a separate privilege which becomes available once your identity has been verified, as described in Clause 5.
1.2 The following are available immediately on payment and do not depend on identity verification:
(a) Property consultation — guidance on what to examine in a listing, what a document means, and what to ask, through [9], answered within [10] working days.
(b) Search report access — on request, a report on any listing you are considering, setting out the ownership and encumbrance position as verified by us, and the date of that verification.
(c) Audit report access — for business listings, our verification findings on lease, licences and assets, once you have signed the applicable non-disclosure agreement.
(d) Full listing detail — complete particulars of every listing on the platform.
1.3 These are provided whether or not you go on to bid, and whether or not you win.
1.4 A record of every report issued to you is kept in your account and available at any time.
2 What it is not
2.1 Not a valuation service. We do not tell you what anything is worth.
2.2 Not legal or tax advice. For advice on your position, engage your own advocate or chartered accountant.
2.3 Not a survey. We do not inspect structures, equipment or condition.
2.4 Not a guarantee of any outcome — not that a listing will suit you, that verification will succeed, that you will win, that a licence will be granted, or that a landlord will consent.
3 Fee and term
3.1 The fee is ₹599 per bid, payable in advance. GST is charged additionally at the applicable rate and shown separately. A tax invoice is issued on payment.
3.2 The subscription does not renew automatically unless you expressly opt in, and any auto-renewal may be cancelled at any time before the renewal date.
3.3 Your subscription begins, and the services in Clause 1.2 become available, as soon as payment is received.
4 Refunds
4.1 The subscription fee is not refundable. The services in Clause 1.2 are made available to you immediately on payment and are provided from that moment.
4.2 In particular it is not refundable because you changed your mind, did not request a report, did not bid, did not win, did not find a listing that suited you, or because your identity verification did not succeed.
4.3 Two exceptions. The fee is refundable, in whole or pro rata as appropriate:
(a) where we fail to provide a service described in Clause 1.2 within the stated time and do not remedy it within [13] days of you notifying us; or
(b) where we suspend or close the platform, or close your account otherwise than for your breach.
4.4 Refunds under 4.3 are made to the original payment method within [14] working days.
4.5 Nothing in this clause affects your rights as a consumer under the Consumer Protection Act, 2019, including the right to complain of deficiency in service.
5 Identity verification and bidding
5.1 Bidding is available only to subscribers whose identity has been verified. Verification takes place after payment, through our licensed verification partner.
5.2 Verification is required by law before any person may bid. It is not a condition we impose by choice.
5.3 You may verify using Aadhaar-based e-KYC or PAN with a current address proof. Both are accepted equally and you may attempt verification more than once.
5.4 If verification does not succeed, you retain full access to everything in Clause 1.2 for the whole of your subscription term. You will not be able to place bids, and the fee is not refundable on that ground.
5.5 You were told before payment that verification follows payment and what happens if it does not succeed. That notice forms part of these terms.
6 Fair use and suspension
6.1 The subscription is personal to you and may not be shared, resold, or used to obtain reports for another person without disclosing that person to us.
6.2 We may limit report volume where use is plainly excessive or unconnected with a genuine intention to purchase, on notice to you.
6.3 We may suspend or terminate for breach, false information or fraudulent conduct. In that case no refund is due.
Part 4 — Auction Rules
Published page. Accepted the first time a user registers to bid on any listing.
1 Who may bid
1.1 Only users who have completed identity verification, hold a current subscription, and accepted these rules for the listing concerned.
1.2 You may not bid on a listing in which you or a connected person have an interest as seller. Where you bid for another person, that person must be disclosed and separately verified.
1.3 No deposit is collected. Nothing is held by us as security. Your obligations arise from your bid itself and from Clause 6.
2 How bidding works
2.1 Each bid must be at least the published minimum increment above the current highest bid.
2.2 The auction opens and closes at the times published on the listing. Server time recorded by the platform is conclusive.
2.3 Anti-sniping. A valid bid within the final [15] minutes extends the auction by a further [15] minutes from that bid, repeating for as long as bids continue.
2.4 We may reject a bid that does not meet the increment or eligibility requirements, or appears erroneous, manipulative or not genuine, and may suspend an auction and void affected bids where we suspect collusion or shill bidding.
3 Reserve price and acceptance
3.1 Every listing carries a reserve price set by the seller. The listing shows whether it has been met; the seller elects whether the figure itself is displayed.
3.2 Where the highest bid at close is at or above the reserve, that bid is accepted and a binding contract arises between seller and bidder at that price.
3.3 Where it closes below the reserve, no contract arises. We may, with the seller's agreement, invite negotiation, re-auction, or close the listing unsold.
3.4 We give no assurance that any listing will reach its reserve or sell.
4 Business listings — two stages
4.1 Bidders must sign the non-disclosure agreement before accessing the information memorandum and data room.
4.2 First-stage indicative offers are expressly non-binding and oblige neither side.
4.3 Shortlisted bidders receive written notice and must provide proof of funds before the final round. Final-round bids are binding and irrevocable.
5 Technical failure
5.1 Where a verified technical failure materially disrupts a live auction, bids validly placed remain effective, and we will extend or re-run the auction as is reasonable, notifying every registered bidder of the decision and the reason.
5.2 Where an auction is voided, no bidder acquires any right against us or the seller by reason of the voided auction.
6 Failure to complete
6.1 Clause 7 of the Bidder Terms applies in full, including the notice procedure, the opportunity to explain, and the compensation payable to the seller.
6.2 Nothing in these rules limits any separate right the seller has against you at law arising from the concluded contract.
7 Records and changes
7.1 For each bid we record the bidder's identity, the amount, the time to the second, the address and device used, and the version of these rules accepted. These records are conclusive absent manifest error.
7.2 We may amend these rules on notice. Amendments do not apply to an auction already open.

Number 17 needs the most thought. Too low and it does not deter; too high and a court reads it as penal and will not enforce it. It should reflect a realistic estimate of what a seller actually loses when a winning bidder disappears — worth working out with your advocate rather than picking a round figure.

What we are
• We bring buyers and sellers together and run the auction. We are paid by buyers for the reports and advice we provide.
• We are never the buyer or the seller ourselves. The sale document is signed directly between you and the other party.
• We never hold your money. Not a deposit, not the purchase price.
What we check, and what we don't
• We verify ownership and key documents before a listing goes live.
• We do not value anything, survey anything, or guarantee how a business will perform once you own it.
• Everything is sold as-is. Please inspect before you bid.
If something goes wrong

• You keep every right the law gives you, including going to a Consumer Commission.

• About two minutes, using Aadhaar or PAN. This is what lets you bid.

• If it does not succeed, you keep everything above for your full subscription period, but cannot bid.
The money

Your reports are already active. This step is only about bidding.
• Verification is handled by [16], a government-licensed service. You'll be taken to their secure page and brought straight back.
• Your Aadhaar number never reaches us — we only receive confirmation that you're verified, plus your name and address as officially recorded.
• The law requires this before anyone can place a bid.
• Prefer not to use Aadhaar? Use PAN and an address proof instead — it works exactly the same.
• If it doesn't work the first time you can try again, or switch to the other method.

4 · first bid on a listing · blocks bid registration
Worth two minutes. These rules are what make this a fair auction rather than a free-for-all.
The one thing to be clear about
• A bid here is a real commitment, not an enquiry. If you win, you're buying.
• Win at or above the seller's minimum and you'll have [3] days to complete.
• We hold no deposit from you. But if you win and walk away without a good reason, you'll owe the seller ₹[17] for their time off the market.
The rules that protect you
• Any bid in the last [15] minutes adds [15] more. Nobody can snipe the auction in the final seconds.
• Every bidder is identity-verified and holds a paid subscription.
• If bidding ends below the seller's minimum, there's no sale and you owe nothing.
Before you bid, look properly
• Everything is sold as-is. Visit, inspect, ask — we'll help arrange it.
• Our checks confirm documents are genuine. That's different from valuing it or surveying its condition.
• Budget for stamp duty and registration charges on top of your bid.

5 · EVERY bid · blocks the bid

Number 5 fires on every bid. Not once per user, not once per listing. With no deposit held, this is the seller's only protection and the record that removes “I did not realise” as a defence.

Every bid at this level gets the same question — automatic, and the same check your bank would run.
• Where are the funds coming from? Savings or income, sale of another property, a bank loan, business proceeds, a gift or inheritance, or something else.
• Using a loan? Name the bank and upload your sanction letter or pre-approval.
• Please confirm the funds are from lawful sources.
• Buying for yourself, or for someone else? Either is fine — if for someone else, we'll need their details too.
• We keep this on file for five years, as the law requires, and it stays confidential.
